Make an Offer
We will review and confirm your financial plan. Once you decide on a property, we will help you complete and submit an official offer form. We will also assist with the pre-approval application for a home loan, if necessary.
STEP05
Sign the Contract
We will explain important matters about the property, along with the terms and conditions of the contract. You will then sign the Sales and Purchase Agreement and pay the deposit to the seller.
STEP06
Prepare for Closing and Handover
Prepare the necessary documents, complete the loan application process, and make various other preparations for moving in. A registered personal seal is required when submitting the home loan application.
STEP07
Close the Transaction
Once the loan is approved, you will pay the remaining balance and closing costs. A judicial scrivener will then file the registration to transfer ownership.

We will conduct comprehensive sales activities via the Internet, newspaper inserts, postings, and direct mail. We will also arrange for prospective buyers to view your property.
STEP05
Sign the Contract
Once you accept an offer from a buyer, a contract is signed by the seller and buyer, and the deposit is paid by the buyer to the seller. We will explain important matters about the property along with the terms and conditions prior to signing the contract.
STEP06
Prepare for Closing and Handover
We will assist with various procedures before the handover date, including loan repayment, cancellation of mortgages, document preparation, and moving arrangements.
STEP07
Close the Transaction
You will receive the remaining balance, and a registration to transfer ownership will be filed. All related documents are handed over to the buyer, and brokerage fees and other expenses are settled.

3% of the property price + 60,000 yen (tax exclusive) *in the case the property price is over 8,000,000 yen.
Registration fees
Registration tax and judicial scrivener fees. Determined by assessed values of the property stipulated by administrative and government agencies.
Prorated property tax
Payments completed by the Seller or due to be paid are calculated on a daily pro‐rata basis.
Prorated HOA fees
Payments completed by the Seller or due to be paid are calculated on a daily pro‐rata basis.
Property acquisition tax
Determined by assessed values stipulated by administrative and government agencies.
